Every house we buy has two ways out.

A renovated Fenix property can be sold or kept as a rental. We decide which once the work is finished and the market has shown its hand — so we are never forced to sell into a bad week, and nobody dealing with us is dealing with a buyer whose plan depends on one outcome.

The finished home is listed through a licensed local agent and priced to move — a move-in-ready house for a buyer who wanted one, rather than another fixer-upper on the market.

We work with established lending relationships that are arranged in advance of any purchase, not assembled after one. For a seller, that means a sale is not waiting on a buyer's mortgage approval. For a lending or investment partner, it means every project arrives with its financing already structured and its economics already tested against a harder market than the one we are in.

Operating Process

Four stages, run the same way every time.

Doing it the same way every time is what keeps quality and cost predictable. Each stage has a defined gate, and a deal that fails a gate does not move to the next one.

STAGE 01

Deal sourcing

Opportunities come directly from owners, from local licensed agents, from wholesaler relationships and from selective auctions. Every property is measured against a fixed acquisition matrix before any offer is made.

STAGE 02

Acquisition & financing

Approved deals are funded through established lending relationships. Terms and project economics are confirmed before closing, never afterwards.

STAGE 03

Renovation execution

Vetted local contractors work to a standardized scope written before acquisition, paid against defined project milestones. Budget control and quality oversight run through the whole build.

STAGE 04

Exit execution

The finished home is either listed for sale through a licensed agent, or kept and handed to a professional property manager. The market decides which.

We work in mid-tier secondary markets, where institutional competition is thinner and margins are more predictable than at the top or bottom of the market. Each city had to show population growth, affordable entry prices relative to national averages, stable rental occupancy, and a price-to-rent ratio that supports both a flip margin and rental cash flow. Additional markets are phased in as operational capacity grows.

Any project can be held as a rental instead of sold, so a weak resale window costs us time rather than capital.

Financing costs

Project economics are stress-tested against materially higher financing costs before we commit to a purchase.

Standardized reporting and project tracking on every build, backed by regular in-person site visits in each market.

Fenix Property Solutions was founded to put deep construction expertise and institutional-grade financial discipline on the same side of the table. Most operators in this space have one or the other. The combination is what lets us judge a renovation accurately at the point of offer, and structure the financing that carries it.

The business runs through a dedicated operating company in each market we work in — four today, with another added each time we move into a new city. It keeps risk separated market by market, the accounting clean, and the structure straightforward for a lender to underwrite.

Two Red Seal journeyman certifications and two decades of industrial project coordination. He is the reason a renovation estimate written at the offer stage still holds at the end of the build.

More than 15 years in corporate banking and over 20 years in risk management in senior leadership roles. She brings the investment analysis, financing structure and risk mitigation discipline that leveraged real estate demands in dynamic market conditions.
